Greenwich Condominium will enforce the following rules and regulations approved by the Board of Directors:

Rules and Regulation

 

 

1.      All deliveries, move-ins, move-outs, and contract work must be scheduled with the front desk security guard who is available Monday through Thursday from 7:00 a.m. to 7:00 p.m. PERMITS AND DEPOSITS ARE REQUIRED! Move-ins, move-outs, deliveries and work must be done Monday thru Friday between 8:00 a.m. and 5:00 p.m. Holidays that fall in the week cannot be used for these purposes either. For some of the repairs you may be doing in your unit such as A/C or plumbing repairs, it may be necessary to give the other unit owners 48 hours notice. If there is an interruption in their service we must do this. All maintenance and repair work must be done a licensed company who carries insurance with Greenwich Association listed as the loss payee. This is for your protection since damage to other units is the unit owners responsibility if the contractor has no insurance. All work requiring a permit must have the permit issued prior to the start of work. All work must be scheduled through security. If they are not on the scheduled list, they will not be allowed entry to the building.  

2.      To receive guests, they must be able to call you from the front gate. Please provide your telephone number to the front desk. The Security guard at the gate will call you whenever you have a visitor. They must park on top of the parking garage. When they come to the building they will call you from the telebox by the front or back door. You will press 9 to let them in on your phone. Please advise your visitors that if they park in someones parking space, they may get towed. If you have visitors that you wish to have access to your unit when you are not at home, then they must have their own gate card and door key. We do not keep a list. We do not make exceptions. You must be at home to allow them in or provide them with keys. No keys, no entry.

3.      Dogs are allowed, but they must be 25 pounds or under. (yes, we do have bigger dogs, but they were grandfathered in. We no longer allow dogs of that size.) Dogs must always be on a leash. This includes puppies, tiny dogs, any age and size of dog must be on a leash and under control. If your dog behaves aggressively, he must be muzzled. Each condominium unit owner who shall own or maintain a pet within the condominium property shall indemnify the Association and hold harmless against any loss or liability or claim of any kind or character whatsoever arising out of or connected with the keeping of any animal or pet on the condominium property, against animal attacks or bites or any other incidents in connection therewith of like character. No owner shall be permitted to keep a pet upon the condominium property which shall become obnoxious or which will create a nuisance to any other unit owner.  Dogs are not allowed on passenger elevators. You must use the service elevator. The only exception to this rule is if the service elevator is being used for deliveries or work. Only then may you use the passenger elevator. Otherwise you must use the service elevator at all times. If your dog has an accident in the hallway, please clean it up. Other people may step in it and track it down the hall making a bigger mess. Please take your dog away from the building to go to the bathroom. Do not at any time allow the dog in the parking garage to go to the bathroom. Be respectful of others. Do not leave your dog on the balcony at any time. Dogs must be kept inside your unit. You are responsible for your dog at all times. If your dog disturbs others, you are responsible.

4.      No scooters or bikes allowed through the front door. Scooters and bikes must go in and out the back door only and must be carried in the service elevator located by the back door. Bikes may not be left in common areas or in the driveways.

5.      Monthly payments are due on the 1st, late on the 8th and charged a late fee, and sent for collection on the 20th. No exceptions. Payments must be made by check or money order. We do not accept cash. Each payment must include your unit number. Please state if the payment is for maintenance or assessment. You may mail your payment or put it through the slot in the office door. Do not give payments to porters or security guards.

6.      Any resident moving into the condominium must be approved through the Association. Unit owners and renters must go through the same approval process before moving in. Approval information can be obtained through the office. Unit owners will be held accountable for the behavior of their renters. Unit owners must be sure that their tenants observe all of the rules and regulations.

7.      All residents must have their own gate cards and keys. The guards are not allowed to open doors for people who do not have keys unless it is an emergency situation. All residents are expected to have keys and cards for themselves and their family members. If you need additional keys or cards please see Jose Perez (security). Gate cards are currently $25.00. Medeco Door keys are $75.00. Door keys can not be copied for security reasons. The gate cards also allow access to the pool area. The code for the racquetball court is 314. The panel is by the door. The front gate guards are under orders not to allow anyone into the property without a gate card, even if you have lived here for 20 years. Please do not be angry with them. This is their job. It is for everyones security. Just make sure you have the gate card you are supposed to have as well as the door key to eliminate problems.

8.      Pest control service is offered monthly. They come the 2nd Saturday of the month for the penthouse down to the 8th floor and the 4th Saturday of the month for the 7th floor to the lobby. They generally come both times between the hours of 9:00 a.m. and 1:00 p.m. If you are not at home, then you will miss the service. They will not enter your home if you are not there to let them in.

9.      Storage rooms are to be used for boxes only. These boxes must be taped, sealed and clearly labeled with your name and unit number. Furniture, appliances and other large items are not allowed. The storage rooms are cleaned out periodically. If you place items that do not belong there, they will be thrown away. The Association is not responsible for anything in the storage room. If you wish to put anything in the storage room, you must sign out the key for that floor with the security guard on duty. Storage rooms are located in the laundry rooms on each floor. Due to the number of people who share the room we request that you do not take up more than your share of the room. If you have a great deal of items to be stored then you should get a private storage facility. Our storage rooms are fairly small and serve 16 units so that does not offer much room to spread around.

10.  Cars must not remain in the loading area or valet area over 20 minutes. Security logs in vehicles to these areas and violators may be towed. If an emergency arises or you have a physical limitation, please contact the manager. Parking in the fire lane is a violation of the law, and no one can give you permission to park there except the Fire Marshall. Cars parked in these areas will be fined and towed by the City of North Miami. No vehicle belonging to an owner or to a member of the family or to a guest, tenant or employee of an owner shall be parked in such a manner as to impede or prevent ready access to another owners unit or limited common elements or other parking spaces. The owners, their employees, servants, agents, visitors and licensees and the owners family will obey parking regulations posted. No unit owner shall store or park or leave boats, trailers, trucks or campers or any commercial vehicle on the condominium property. No vehicle which cannot operate on its own power shall remain with the condominium property for more than 24 hours. No repairs of any vehicle is allowed on the property. No owner shall use or permit to be brought into the condominium units any flammable oils or fluids, such as gasoline, kerosene, naphtha or benzene, or other explosives or articles deemed hazardous to life, limb or property.

11.  Alterations of balconies including painting, screenings, or any type of enclosure is not allowed. No objects shall be placed on the balcony as to create a risk of falling. No rugs, towels, clothing or other objects may be hung on the balcony or shaken from the balconies or windows. Balconies are not to be used as storage areas. Watering of plants or cleaning of balconies shall not be done in a manner which disturbs others. Run-off of water is specifically not allowed. There is to be no barbecuing allowed on the balconies. No owner shall sweep, throw or permit anything to be swept or thrown from any door, window or balcony.

12.  The greens and walkways in front of the condominium building shall not be obstructed permanently or used for any purpose other than enter into and exit from the building.

13.  No owner shall make or permit any noises that will disturb or annoy the occupants of any other unit or permit anything to be done which interferes with the rights, comfort or convenience of other owners.

14.  No shades, awnings, window guards, light reflective materials, hurricane or storm shutters, ventilators, fans or air conditioning devices shall be used in or about the building except as shall have been approved by the Association, which approval may be withheld on purely aesthetic grounds within the sole discretion of the Association, acting through its Board of Directors, shall designate the color, type and specifications for all drapery liners to be used in all draperies which are exposed in any way to view from areas outside of any condominium unit, to the end that all of same shall be uniform in appearance.

15.  Each condominium unit owner who plans to be gone from his unit during hurricane season must prepare his unit prior to his departure by a. remove all furniture, plants and other objects from his balcony and b. designate a responsible firm or individual satisfactory to the Association to care for his condominium unit should the unit suffer from hurricane damage. Such firm or individual shall contact the Association for permission to install or remove hurricane shutters.

16.  No sign, notice or advertisement shall be inscribed or exposed on or at any window, or other part of the condominium units except as shall have been approved in writing by the Association, nor shall anything be projected out of any window in the condominium units without similar approval.

17.  All garbage and refuse from condominium units shall be deposited with care in the trash chute behind the elevators.

18.  No owner shall request or cause any employee of the Association to perform any private business of the owner.

19.  No radio or antennae shall be attached or hang from the exterior of the condominium units or the roof thereon without the consent of the Association.

20.  The agents of the Association and any contractor or workman authorized by the Association may enter the condominium unit, balcony or terrace at any reasonable hour of the day for any purpose permitted under the terms of the Declaration of the Condominium, by-laws of the Association or management agreement. Except in the case of emergency, entry will be made by pre-arrangement with the owner.

21.  No owner shall be allowed to put his name on any entry of the condominium units or mail receptacles appurtenant thereto except in the proper places and in the manner prescribed by the Association for such purpose.

22.  Any damage to buildings, recreational facilities or other common areas or equipment caused by the resident or his guest shall be repaired at the expense of the owner who has himself or whose guests or family have caused same.

23.  Complaints regarding management of the condominium units or grounds or regarding actions of other unit owners shall be made in writing to the Association.

24.  Any consent or approval given under these rules and regulations by the Association shall be revocable at any time.

25.  The recreation areas are solely for the use of the condominium residents and their invited guests. Those who swim in the pools and utilize the other recreational facilities shall do so at their own risk. The Association shall not be liable for any personal injury, loss of life or property damage in any way caused or arising from the use of the recreation facilities. The use of the swimming pool, pool area and recreation facilities, permitted hours, guest rules, safety and sanitary provisions and all other pertinent matters shall be in accordance with regulations adopted from time to time by the Association and posted in the swimming area. The use of the recreation building and area for private parties, functions, meetings or the like, is strictly prohibited unless the use of the facility for such purposes is approved by the Greenwich Association in writing prior to the date of the party, function, meeting or like. The Greenwich Association may permit these private parties, functions and meetings of the like with restrictions it deems appropriate including, but not limited to, the prior deposit of a damage deposit by the unit owner as well as the use of a security guard for said function, party or meeting that wishes to use the facility or area for a private purpose.

26.  No smoking is permitted in the elevator. Elevators will not be used in such a manner as to cause delay for others.

27.  Owners shall not give direct orders to any employee of the Association. All requests shall be directed to the manager.

28.  These rules may be modified, added to or repealed at any time by the Association.

 

 

SWIMMING POOL RULES

1.      The pool is not to be used by persons under the age of 12 without the supervision of the adult, and may be used between the hours of 9:00 a.m. and 10:00 p.m. Excessive noise, loud talking and shouting are prohibited in the pool area at all times. Private parties may be arranged through the Homeowners Association.

2.      All persons using the swimming pool do so at their own risk. It is suggested that no one use the pool unless another is present.

3.      Glass bottles, glass containers, ceramic or china dishware and other breakable items shall not be brought into the pool area.

4.      Surfboards, inflatable and similar items are not permitted in or near swimming pool except those inflateables attached to the person for safety purposes.

5.      Toys, bicycles, strollers, playpens, carriages and similar items are not permitted in or near the swimming pool.

6.      Food is not permitted on or near the swimming pool, on the patios or walkways near the swimming pool. In other common areas near the swimming pool, food is permitted in the elevated areas and under parental supervision.

7.      Chaise lounges shall not be reserved.
